How long does a pre-purchase building inspection take?
A standard residential inspection takes 1.5–3 hours depending on the property size, age, and complexity. Older homes, larger homes, and properties with difficult sub-floor or roof void access take longer. You'll receive an accurate time estimate when you book.
Do I need to be at the property during the inspection?
No — access is usually coordinated with the selling agent. However, you're welcome to attend, and many clients do. Being present gives you the opportunity to walk through findings directly with your inspector.
What does 'all accessible areas' mean?
We inspect all areas that are safely accessible without causing damage. This includes roof void (via manhole), sub-floor (via access panel where present), all rooms, wet areas, garage, exterior walls, grounds and outbuildings. We don't open walls, lift flooring, or access areas with no safe access point.
When should I book — before or after making an offer?
Either works. Many buyers book subject to the vendor accepting a building inspection condition. In a fast market with short settlement periods, booking as early as possible gives you the most time to act on findings.
