Inspection Agreement
This agreement governs all building and pest inspection services provided by sound. Property Inspections.

1. Parties
This agreement is between Sound Inspections · ABN 79 854 783 520 (“the Inspector”) and the person or entity who has commissioned the inspection (“the Client”).
2. Scope of inspection
The inspection is a visual assessment of the property conducted in accordance with Australian Standard AS 4349.1 (building inspections) or AS 4349.3 (timber pest inspections), as applicable to the inspection type commissioned.
The inspection covers all areas of the property that are safely accessible at the time of the inspection without causing damage. Areas concealed by floor coverings, wall linings, stored goods, or furniture are outside scope. Underground services, swimming pool barrier compliance, and pressure testing of plumbing and electrical systems are outside scope unless specifically agreed.
The inspection is a point-in-time visual assessment. It does not constitute a warranty of the property’s condition and does not identify every defect that may exist.
3. Report
The Inspector will provide a written report within 24 hours of the inspection. The report is prepared for the Client only and may not be relied upon by any third party without the Inspector's written consent.
Findings are classified as major defects, minor defects, or maintenance items in accordance with AS 4349.1 definitions. The absence of a finding in the report does not mean the property is free of that defect — it means no evidence of that defect was identified during the visual inspection.
4. Fees
The inspection fee is as agreed at booking and is inclusive of GST. The fee is payable at the time of booking. Where a travel surcharge applies, it is disclosed at the time of booking before payment is made.
5. Limitation of liability
The Inspector's liability for any loss arising from the inspection or report is limited to the fee paid for the inspection. The Inspector is not liable for any consequential, indirect, or economic loss.
This limitation does not apply to liability that cannot be excluded by law, including under the Australian Consumer Law.
6. Cancellation
Cancellations are governed by the Cancellation Policy. Cancellations made with more than 24 hours' notice receive a full refund. Cancellations within 24 hours of the inspection may incur a cancellation fee.
7. Governing law
This agreement is governed by the laws of South Australia. Any dispute arising from this agreement is subject to the jurisdiction of the courts of South Australia.
8. Acceptance
By proceeding with a booking, the Client acknowledges that they have read, understood, and agreed to this inspection agreement and the associated Terms and Conditions and Privacy Policy.
