From booking to report — what to expect
A building inspection should be straightforward. Here's exactly how ours works.
Book online
Select your inspection type, enter the property address, choose a date and time, and pay securely online. You receive an instant confirmation email with your booking details and what to expect next.
We offer morning and afternoon sessions. If you need an inspection at short notice — same-day or next-day — email us directly and we'll do our best to accommodate.
We coordinate access
We contact the selling agent (or vendor, for a vendor inspection) to confirm access arrangements. You don't need to manage this — we handle it directly.
Most inspections are coordinated within a few hours of booking. We send you a confirmation once access is confirmed, including the confirmed inspection time.
Inspector attends the property
Your inspector arrives at the agreed time and conducts a thorough, methodical inspection of all accessible areas. Typically 1.5–3 hours depending on the property size, age, and complexity.
You are welcome to be present during the inspection — many clients attend, particularly for pre-purchase inspections. You don't need to be there, but it is the best opportunity to ask questions in the context of the property.
Inspection of all accessible areas
Our inspector systematically works through the property: exterior perimeter, roof exterior (from ground), roof void (via manhole access), sub-floor (via access panel), all rooms and wet areas, garage, and outbuildings.
We use a calibrated moisture meter throughout wet areas, sub-floor, and at the base of walls in older properties. All significant findings are photographed.
Report prepared and delivered
Your report is prepared and delivered within 24 hours of the inspection. The report is a PDF document with an executive summary, detailed findings, defect classifications, and photographs.
Reports are structured for readability by non-builders. Findings are classified as major defects, minor defects, or maintenance items. Where specialist referral is recommended, it is stated clearly.
Written question window (included)
Have a question about your report? Email us within 14 days of delivery and we'll answer in writing within one business day — from the inspector who was in the property, not a customer service agent.
Written answers give you a clear record you can act on and forward to your conveyancer or solicitor. Questions should relate to the findings in your report.

- —Areas concealed by furniture, stored goods, or floor coverings

- —Electrical system testing (licensed electrician)

- —Swimming pool and spa barrier compliance
- —Asbestos testing (laboratory analysis)
- —Specialist structural engineering assessment
Where specialist investigation is needed, we state it clearly in the report with recommended next steps.
